Commercial warehouse interior after deep soil injection foundation repair

Deep Soil Injection for Structural Repair in Commercial Facilities

Background

Corona Millworks, a commercial cabinetry manufacturer in Phoenix, was facing signs of foundation settlement near their loading dock and warehouse perimeter. Uneven floors and wall cracking raised concerns about long-term stability and operational safety.

Problem & Analysis

Soil testing using a dynamic cone penetrometer (DCP) revealed unstable subgrade conditions—specifically, pockets of low-density soil between 6 and 10 feet deep. These zones had likely formed from past compaction inconsistencies during site prep or erosion over time.

In commercial properties,
foundation settlement doesn’t just threaten the structure—it can disrupt operations in serious ways. Slab movement can throw off heavy machinery alignment, cause safety hazards at loading docks, or create uneven wear on forklifts and inventory systems.

These risks make early detection critical.
Geotechnical testing, like DCP, allows us to map soil strength layer-by-layer and target the exact depths that need stabilization—avoiding guesswork and unnecessary costs.

Solution & Installation

StrataLock’s team deployed our deep soil injection system, installing a series of injection tubes at strategic depths along the affected perimeter. We injected geotechnical polyurethane to fill voids, compress soft soils, and restore support to the foundation.

This
structural repair method was chosen for its precision, speed, and minimal disruption to daily operations. No excavation was required, allowing the facility to remain fully functional during the repair process.

Results

The warehouse was successfully stabilized, with measurable improvements in floor leveling and wall alignment. No further cracking or movement has been observed. The repair was completed within two days—demonstrating how non-invasive foundation repair can solve complex commercial foundation issues with minimal business interruption.
