Worker performing deep soil injection near building foundation using Stratalock equipment

A Sinking Apartment In Phoenix, AZ

Background

An apartment complex in Phoenix, Arizona, was facing serious foundation issues, with visible structural damage including ½-inch-wide cracks forming along interior and exterior walls of affected units. These signs pointed to significant settlement beneath the structure.

Problem & Analysis

Soil testing revealed that the root cause of the foundation settlement was several feet of uncompacted and unstable soil located beneath the building’s footing. This type of soil condition can severely impact a structure’s long-term performance and safety.

Solution & Installation

StrataLock USA designed and implemented a targeted plan to address the deep subgrade weakness. Using a deep soil injection method, our team installed injection tubes at strategic depths and applied our specially formulated geotechnical polyurethane.

Deep soil injection works by inserting a high-density, expanding polymer into weak or unstable soil. As it expands, the material fills underground voids and compresses surrounding soil layers, making the ground more compact and stable. This technique requires no excavation, causes minimal disruption, and is ideal for projects where speed and precision are essential.

This
structural repair approach effectively restored support to the affected areas. As a result, the foundation experienced a significant increase in load-bearing capacity, halting further foundation settlement and protecting the building from future movement.

Results

The procedure was executed with minimal disruption to residents, and the foundation showed immediate improvement. The success of this project highlights the value of non-invasive foundation stabilization techniques for multi-unit housing and commercial properties.
